Stucco Cracking and Water Leaks

 

Because stucco is a cement based product it is rigid and unforgiving to movement.  As the earth moves, the house settles, wood framing dries and shrinks, cracks may appear.  Small cracks of 1/8” or less are perfectly normal, and standard within the stucco industry.  They should not be filled with caulking or stucco, but should be filled with an elastomeric coating and then paint all the stucco with the elastomeric coating which is formulated to bridge cracks to keep water from absorbing into the stucco and freezing and thawing and otherwise breaking down the stucco.  Leaking can occur when windows, doors and other penetrations into the stucco are not sealed properly.  It is important to properly seal all terminations in stucco with NP1 or other high quality caulk sealant.  Leaking can also be a result of improper flashing.  We can inspect your home and give recommendations. Larger cracks in your stucco could be the result of a bigger problem and needs to be properly repaired.  We also check for impact damage, woodpecker holes and bulging of stucco.  It is imperative that caution is taken when installing times such as lights, electrical boxes, canopies, etc. into the wall.  If the waterproof paper (the lath) is penetrated in any way, water can, and most likely will leak inside and cause damage. When windows aren’t installed correctly, foundations aren’t poured right, door are framed out of plumb, etc. this will affect he finished stucco product and leaking and damage will occur.
     
Cleaning and Maintaining your Stucco/EIFS Home

 

To properly maintain your EIFS exterior, make sure you maintain a regular cleaning schedule.  Because of the many pores in stucco, stucco and EIFS will get dirty and mildew.  Cleaning is important to keep it looking good.  We use a stucco cleaning solution to properly clean your Stucco.  Inspecting the caulking that adjoins the stucco and caulking to keep moisture out.  Keep shrubs and trees cut back so they do not rub on the home.  Also, be sure to move lawn sprinklers so that they do not spray on the exterior of your home.  Painting the stucco with a top quality elastomeric coating is a great way to take care of stucco cracks and protect your stucco while giving your home a like new look at the same time.

 

What is EIFS? Exterior Insulation Finish System is an acrylic textured finish coating (available in different textures and a large variety of colors) over insulation foam board (provides energy efficiency plus detail molding characteristics) and reinforced fiberglass mesh base coat (provides durability).

 

I’ve heard that EIFS is not reliable.  Is that true?

EIFS is only one element in the weather barrier of a structure.  EIFS vary seldom fails within the field of the wall.  When roof coverings and EIFS wall shells leak, the problems almost always occurs at the penetrations of different materials.  Some cases can be problems with wall framing, sheathing, ground settlement, roof system, flashing, windows, caulking work, deck attachments, gutters and downspouts, light fixtures, vents and other penetrations made after the EIFS system is complete.  Properly installed and maintained EIFS can be an excellent product for a home exterior. Stucco Repair Job done!

 

3 Biggest Myths about Stucco and EIFS and the Best Maintenance Methods

 

 

  1. My builder told me it is maintenance free!  At a minimum stucco will need to be cleaned.  Often, mold forms on the north side of the house.  We have a cleaning solution that we use with a pressure washer to clean the stucco/EIFS.  Caulking needs to be maintained to prevent water penetration, we use industrial caulks and sealants that are made for stucco/EIFS.  We can help you with caulking stucco, stucco repairs and filling cracks on your stucco, just give us a call for a free estimate.

  2. You cannot paint Stucco or Dryvit.  The Dryvit web site recomments using an elastomeric coating to paint Dryvit, some stucco and EIFS.  EIFS which may originally have had a color and may now be faded can be made like new with the application of an elastomeric coating.  Elastomeric is an acrylic coating that is made for stucco and masonry surfaces that fill existing cracks and bridge future small cracks as well as create a waterproof outer surface to keep your stucco from absorbing rain water like a sponge and is designed to breathe allowing moisture that may be in your home to escape.  The best thing is that your stucco will look new again and should last 12-15 years before needing to be recoated, while protecting your stucco/EIFS.  You can paint stucco with a regular exterior paint but the elastomeric has added protection.  Lower quality paint or elastomeric will not last as long as the best quality products with higher grade acrylics that last longer and protect your stucco better.

  3. Stucco is better and has less problems than EIFS/Dryvit.  Stucco and EIFS can both have problems which are a result of improper installation, also windows or other areas that allow water penetration can cause problems in both types of products.  Properly installed and maintained EIFS is an excellent product for your home’s exterior.
